We remit payment via ACH within 3 business days of the rent deposit clearing in our account. We'll send a simple notification via email and/or SMS when a deposit is in route to your bank. Because we are a collecting rent from various partners and payment methods, we haven't always received cleared funds to our bank the day a payment is due for a lease, so this can mean your payment may be deposited several business days after a lease starts or is due.
You'll need to setup and maintain all utilities that one would need to live in the property comfortably. This includes electric, gas, internet, water/sewer/trash, pest control, basic cable or base Youtube TV, and lawn care (if applicable).
Yes. You should get a landlord policy for your property, which is similar to an owner-occupied policy, but typically slightly cheaper. Be sure to check with your insurance company to make sure any 30+ day lease would be covered by the policy.
Generally, yes! Some owners request to perform maintenance items that we surface themselves. However, in cases where your properties is occupied and the issue is time sensitive, we will have our own vendors address issues to prevent guest experience from suffering, or risking them needing to terminate the lease early.
